Hello. I inherited a 20 acre tract of land in Maine from my grandfather on Bennoch Road in Old Town. It's a landlocked parcel that has a gas pipeline across one small corner. I received a letter from Terrain Trade yesterday offering a price that I actually didn't expect (higher than expected) but I am having a hard time finding much info about the company, and that led me here. I'm wondering if maybe this transmission line might overlap with the gas pipeline corridor somehow? I'm not sure how to proceed, because on the one hand, it would be nice to get some cash for this parcel, but also, I don't want to enable companies acting in bad faith and hurting people that live locally (I'm in Chicago). I just received an offer on 8 acres in Washington Me that is really high!

High enough that I would like to know more about what these folks are up to!

One theory I was given was that the vacant land is used as carbon credit offsets, credits sold to business that need a greener boost to their profile.

We also have received an offer from an EasyLandStore.com in Indiana. It was substantially lower than than the Terrain Trade offer.

Daddy always said.... "If it sounds too good to be true....."

Terrain Trade made an offer on 13 acres in Lowell, in the Cold Stream area. Their offer was low but not insultingly low. This property would be ok for a camp or woodlot but power ends over a mile away on the Lowell end and the Lincoln end. They would never be able to run any utilities through an easement, the road assn., town and state would never allow it. I have no idea why they would want this property but just the same, I don't exactly trust them.

I'm always suspicious of someone who wants to buy land that isn't listed for sale. Sometimes It's legit - someone looking for land in a specific area. But when it's from a company like Terrain Trade, I'd walk carefully. In this case, let the seller beware.

The company is legit. They deal with Gateway Title in Bangor whom I called to verify and they said they done business with them and have had no complaints or issues.

Just received an offer on property in Michigan I just inherited. It was insultingly low. 7-8 times lower than even a Zillow estimate. These people are nothing more than bottom feeders but I guess nature still needs bottom feeders eh?

The offer we got was pretty much spot on with the value. Just want to make sure its legit. Sounds like it is but want to make sure. I called Will and chatted for 30 min and found him very pleasant and upfront. He informed me that they use a local title company, Gateway Title, I checked with them and they verified they are legit. It's a pretty slick business that tries to flip properties similar to homes. The only problem one might have is what they value the property at. For us it was spot on or definitely worth selling.

Received my letter April 11,2024 from Terrrain Trade. First off the letter screams shady along with insulating low offer for my property. Who offers $$ without physically seeing property.

Their website is so generic and to me looks to be a front. I don’t know what their intentions are maybe more of the Chinese pot growing operations, which seems to be all over the place in Maine recently.

Looking on the internet there have a been lot of these land scams in Maine. My property is located on a main road in town with house, water and electricity, so not like the others I read in the other posts. The Purchase Agreement that comes with the letter is another red flag. You alway look at property before signing a contract. This company should be looked at from the Attorney General. I read that you can go to your Country Property of Deeds building and you can set up a notification if any changes are being done to your deed. I HATE SCAMMERS.

Midcoasteve received a letter from the Beaver Valley Land, LLC on April 10, 2024. They offered to buy a 10 acre lot from me for 3 times the tax appraised value. It’s in Maine, is landlocked, adjacent to of a much larger parcel of mine and is flooded with a 8 acre beaver pond. I laughed when the letter said that the property “appears to meet my general investment criteria.” Perhaps they want to start a beaver farm? Anyway, if a find myself arrears on its taxation in the future, I just might look them up. But for now, I’ll enjoy my 10 acre wildlife habitat.
